Please never, never make any handshake agreement with a private Person if the person will tell you that he/she will build for you much cheaper than a company! This is dangerous. Always think about, would you do the same in your homecountry? And never built a home if somebody tells you that you can do it much cheaper if you build it private with their family or a friend, you will have no guarantee for any material or work after damages!
